Hi,

We are really interested in buying a Westin inventory home in Riverstone, Sugarland area. Can some one please share their experience of buying a Westin inventory home. I am hoping to get answers to the following questions:

1) How much do they negotiate on prices?
2) how is the quality of their inventory home?
3) how good are they in meeting the warranty claims.
4) will we have any structural issues in the next couple of years?
5) can we hire a structural engineer to evaluate the house? can he be of any help, given that the house is ready?

I will really appreciate your input.

1) How much do they negotiate on prices? This depends on many factors. They are upgrades, how long the home has been on the market, comps that have sold within the last couple of months etc.
2) how is the quality of their inventory home? This all depends on the builder and their experience and time within the industry.
3) how good are they in meeting the warranty claims. My clients purchased a home to be built with Westin and are very happy with their home and warranty claims.
4) will we have any structural issues in the next couple of years? That I personally can't not answer.
5) can we hire a structural engineer to evaluate the house? can he be of any help, given that the house is ready? I would hire an inspector to inspect the home. They will only be able to see anything that is visible.

Keep in mind there is drastic changes happening in the school around there. Depending on what neighborhood you are looking at, CWE is not accepting any more new students and the new elementary school at Winding Waters won't be built till 2016.
