I would recommend Richmond and specifically Pecan Grove. I went househunting with a friend (transplant from California). There are some really nice homes in Pecan Grove under your price point. There are also homes in Pecan grove selling for $700K. As I shared with my friend, I prefer staying in a neighborhood where my home is not one fo the most expensive (to maintain value). Pecan Grove is also a really safe neighborhood. I lived there for almost 20 years.

not sure she would find a house in Sugar Land for her price point. I like Pearland, but it isn't everyone's cup of tea. We are getting a Sprouts Farmers Market grocery and a Costco sometime in 2015/2016 I think. Pearland may be too family oriented for her though since she is single and not planning on kids.

My family is trying to decide between south katy.. below 10 east of 99. And The EC. Good luck we are having a hard time. Ec would mean less commute but south katy has a nice small town feel and we could get a little more there for our money.

If you can bump up your budget a little bit to 200K-220K, you may look at New Territory in Sugar Land. Nice neighbourhood with good schools.

Hi - Thanks for everyone's advice - Having trouble even getting a realtor to reply to my emails. I will try those areas, I would love to bump up the price range but I work with kids with disabilities in the schools and the pay is not great nor do we ever get raises...I do not mind suburbs - its nice to go out to dinners /wine bars/ bars/etc and come back to a calm environment ....as long as its safe ....
