I am getting ready to start building a new home and wanted to get opinions on new construction inspections and any recommendations for inspectors.

Is it worth it to get a 3 phase inspection including the pre-slab pour or just phase II and II. I have read some older posts suggesting the pre-slab pour is not worth it. I am working with a production builder so I'm not sure if they will even do anything the inspector suggests.

I have only received one quote so far and the costs break down as follows:

House will be 5,100 sq. ft. +/-

Phase I (Pre-foundation/Pre-Slab Pour Cost: $325.00)
Phase II (Pre-Drywall/Pre-Sheetrock, Cost: $631.00)
Phase III (Final, Cost: $857.00)

Any feedback or shared recent experience would be helpful. Thanks in advance for any help.

Do it for sure. Every building in Houston has the potential for major issues. If you are lucky no problems but I can almost guarantee the full three phases will pay for themselves in some fashion.

Yes it is well worth it regardless of the outcome. If your Builder refuses to repair actual issues and they ever cause issues down the road then you have it documented that they were aware of it.


One recommendation though is only use an Inspector who will be quoting in their report the applicable building codes, other standards, other used documentation, and manufacturer use/installation requirements. Without a definitive reference for what was found Builders typically treat the issue as the Inspector's opinion. Also you can use the properly written report to approach the local Building Inspections Department for a request that they review the items found as it is their responsibility to ensure it is built properly.

No doubt go with A action home inspection. They are very good and thorough. Do all 3 phases, few things were found wrong in the preslab (phase 1 inspection), it gives you a peace of mind that things are done right from the beginning. Well worth it

I'm in the process of building my house too. We did the Pre-Slab inspection and found some minor issues that builder fixed before the pour. Will be doing Phase II (Pre-Drywall) Inspection next week. This is probably the most important one of all 3 phases.
Highly recommend getting all 3 phases done for the peace of mind.
