Hi,

I will be relocating to Houston from NYC. I saw this new home community on the internet and was wondering if anyone has any opinions on this particular community or the neighborhood around it. Also are there any other new gated communities being built in the immediate area? The address I got is 7120 Regency Square 77036.

OMG, stay away from 77036. Notorious for gang incidents and high crime. Horrible property values.

HAR says that neighborhood is brand new and in the $300k range. $110/sq ft or so. Not ''cheap'' in Houston speak. This looks like one of those new, nicer pocket developments. But yeah, that 59 corridor stretched between the Beltway and just south/west of Uptown is notorious for being generally rough.

I don't expect it to stay that way. It's brand new. If it can survive the blight around it, I'll be very surprised!

But it does have its upside. Probably the only place in Houston you can get a fake Chanel bag and an illegal substance on the same corner.

I actually bought a home and live in this community. I have to say I think it is a great community and is very convenient to much of Houston. While the overall area or zip code may have a bad name this community is part of a larger nicely managed business park that sets it apart from the area. Just my thoughts, but I am happy with my home and living in the Villas di Tuscany community.

I live across the street from the Villas di Tuscany community in the Regency Square Condos. The 77036 area has a bad reputation, but the area Villas is located in is a very quite and safe area. Kinda like an safe area surrounded by sharks and i really like how quiet it is at night since there the area is surrounded by businesses.

We have a new police unit for our area alone starting in 2008 and I have noticed stronger police presence due to this., and they will have a new police station either this year or 2010 right next to the Regency Square Condos.

In my opinion the homes are very nice, but horribly overpriced for the area. For a little more, you can purchase the same home in a much better area.

Default I love Villas di Tuscany

We are 10 minutes away from everything the City has to offer regarding work, restaurants, shopping, entertainment, museums. The houses are beautiful, the community is unique, quiet, and well kept. It is truly resort living in the middle of the city.
