Recent Comps on Land Sales in Sandpoint (assessor, home)

Hi,

Are there any Bonner County realtors on this site that can get me some recent comps on vacant land that sold in Sandpoint (specifically 83864 Zip Code) in the last few months? Or maybe someone can point me to a place on the web where I can get this information. I really just need something to compare some of the listings online and I am out of state. There seems to be a lot of inconsistency between lots that have similar views, features, size, etc.

I tried Zillow and there was little information for land sales. They had one listing for $399,000 for 5.88 acres on Sunnyside Road that apparently sold for $30,000. Unfortunately I think there is a lot of incorrect information on that site.

I believe one of the challenges in tracking down comps in ID is that it is a non-disclosure state, so there is no legal requirement to disclose sale prices on real property. For example, in CA when you sell a home the county assessor is told what the sales price was, so that becomes public information. In ID there is no legal requirement to give assessors sale prices, so some people might choose to keep that information private.

I'm sure Shaner can fill in more details, and he may be able to help with the original question.

I would love to help, but unfortunately I cannot provide specific information on sales data due to our boards rules. I can tell you that most land selling right now is selling for or within 5% of sales price. So if you were to look at the pendings that would be a good indication.
