As D1975 mentioned, there is a wealth of information about the CDA area already here on the forum. After spending some time reading/researching, then post specific questions that may not have been fully addressed and settled in your mind.

Post Falls, Rathdrum, Athol but it is more rural but quiet, and Hayden, Spirit Lake.

don't know if you're still researching but will add that when we were looking for houses Post Falls had higher property taxes than CDA & Hayden. Not mentioned is Dalton Gardens which is in between CDA & Hayden.

Ailed, I think many can relate to your question as CDA lost it's small town sensibility (and affordability) years ago. Consider towns East of CDA for cheaper rent, etc...Cataldo, Kellogg, and Wallace, for starters. Post Falls is cheaper than CDA but spread out like an ugly strip mall with little sense of cohesiveness (Idaho's version of Spokane Valley). Athol, Spirit Lake, and Rathdrum are cheaper but in a gloomy snow belt that stretches to Newman Lake, WA.

I would argue that Post Falls is ideal for its family friendly attitude, great community oriented police force, and a GREAT geographical location situated right between CDA and Spokane Valley. It also has one of the best subdivisions in the area named Fieldstone.

It is true that housing prices are cheaper the further east of cda you get. I would issue a strong word of caution about that though: Do some enviroinmental quality checking before moving anywhere near Cataldo or Kellogg. The silver smelter in that area wreaked havoc to this entire area, including the lake itself along with ALL of the surrounding hills (soil samples are extremely toxic). Doesn't take much to find out about that (I'm in this business and deal with the fall out every single day).

Housing values are becoming unreasonable (which seems to be a shift from just a couple years ago - when you could still find a 3+2 for $115K - but not anymore). Fuel prices are still good and grocery prices are average.

Taxes in Post Falls are nearly double that of Hayden and most parts of Cda. Rathdrum is a great "entry market" but the house prices (not values - those are two different things) are climbing as well.
