REIT’s have generally been a great way to invest in real estate over the years for a variety of reasons one of which is that they must distribute 90% of their earnings to shareholders as dividends.
Since brick & mortar retail is rapidly diminishing due to e-retailers, like Amazon, Industrial REIT’s that own low overhead warehouses are doing well and that sector should be rapidly growing.
Who is investing in this sector and what are the specific companies and or ETF’s that you are purchasing?
Black Creek Industrial has a special offering being offered through certain financial and brokerage firms. I not comfortable going with just one company however this could be a profitable offering for those willing to take a chance.
All dividends are taxable as well as gains from mutual funds even though they remain in your fund, same as bank interest, all taxable.
I was under the impression REIT dividends are always taxed as ordinary income for some reason. Maybe this is incorrect? Your explanation isn't applicable...of course they are taxed, the question is how much.

Long or short...qualified/nonqualified?
Qualified dividends are generally taxed at the lower long term rates NOT ordinary income rates.
My question/point is I believe REITs aren't taxed this way which is a negative with ownership in taxed accounts.
