I am relocating to St Augustine and looking for something close (within 2 blocks or on the beach. Somewhere from St Augustine south to the Crescent Beach area.

I'd appreciate recommendations for a RE website which is 1) easy to navigate, 2) is not agent listing exclusive and 3) offers the option for short sales, foreclosures and reduced properties.

Does such a site exist?

In a short answer, NO, such a site doesn't exist. Unless a seller approves the disclosure of the status of their mortgage, you won't explicitly know a property is a short sale or foreclosure, unless a RE agent discloses it to you. "Title status", as we call it, is confidential info on the MLS and any other sites out there, unless the disclosure of that info is approved by the owner.

You CAN fine-tune the saved searches of trulia.com to send daily updates for short sales and foreclosures in specific areas. I doubt that you can do it within two blocks of the beach, however. I have such an alert set up for my area so that we can be alerted of new foreclosures and short-sales, and unfortunately these are almost daily events.

These searches will only give you the sales price and not how much is on the mortgage.

And, if you're resourceful enough, you can search the public records to determine what the mortgage amount(s) is/are. Good to know that Trulia is able to show a short sale listing. I was unaware of that.
