I'm dropping in on the group again to seek your advice!

We are moving to TN next year and currently have our house on the market. No telling when it will sell, though. We are considering purchasing a smaller, modest home in town as a way to deal with the transition.

From visits to Knoxville and reading, I'm thinking Old North Knox area might be a good place to find a small home for under 125k in a decent area. Are there other areas you would suggest? We would appreciate sidewalks, a little yard and either a park or shops within walking distance. We are also thinking about selecting a property that has some rental potential, as we don't plan to stay in the city long term once our property sells.

I think you're right on. Maybe also Fountain City which is just on the other side of I-640 from Old North, straight up Broadway.

Check out this thread, I posted some real estate listings from Fountain City and Old North. I didn't post anything over $100k.
