I just wanted to update you all.

We went to Las Vegas in May / June and decided not to purchase a condo.

I think our first mistake was to stay in the Encore, it was lovely and next time we are going to try the Wynn Towers for something different.


We love Las Vegas but realised that the cost of the hotel rooms are such good value that it made sense for us to just stay in comfort rather than deal with the hassle of decorating, upkeep of the property etc.

I cannot wait to return to LV and I am doing what I can to see if a company can get started in RE to UK clients.

Smart move.
The bottom hasn't fallen out the real estate market there yet.
Wait until early next year.
It'll be a fire sale.

If you are not willing to buy, why would you sell to your countryman?

Because quite simply, a large amount of people have expressed an interest in purchasing a condo or villa in LV. As much as the properties in Las Vegas are nice, I very much like the idea of walking into a hotel, going to my room, getting a nice drink and enjoying the property. Is there anything wrong with that?

Thanks, I really love LV, I was very impressed with the Encore and I dont want the hassle of a condo seeing as I am likely to visit a few times a year max. The people that are looking to purchase have large sums of cash and are happy with the current prices.

Not as far as I'm concerned. Especially at Encore (or Wynn for that matter)! Those are my favorite hotels on the Strip. And my favorite poker room as well. Not to mention that the recently-completed Encore Beach Club is just phenomenal.

Oh Mad Man! Your the guy with the most amazing home!!! I just love Encore, with our budget if we had bought a condo, it would not have been as fantastic as wynncore, we would have to deal with all sorts of issues to get the condo looking decent - plus we dont live in the US.

I am in the UK, and the best option to travel is with Virgin, the planes are old and it is not enjoyable, so the best thing is to deal with Virgin, land in LV and go directly to Encore.

I was in Encore when the Beach Club was opened on the 28th. LV just as so much to offer on the whole, when things turn around, LV will be flying

I think for you GladbagUK, you made the right decision. If you only visit a few times a year, wouldn't you want to stay in absolute luxury?

Owning a property can be expensive, the minimal utilities, the property manager fee, taxes...I'd sooner stay in a hotel where someone makes my bed and cleans my bathroom, lol.

Now, if I were a tourist, and spent months at a time here, then I'd considering buying a property.

Thanks for understanding MomMom. I know a place is great when it doesnt matter if I lose in the casino, having a fun time is the main thing and Las Vegas really is a wonderful place to live and visit!
