Do you wish you bought some property back 8 months for either rental income or to flip? The condos I bought for low 40s can't be had for under 60k in a matter of 6 months...that's a good return...not 80% like I stated but a healthy 50% none the less. I should have been more aggressive and I'm a bit kicking myself for listening to a few people that weren't, as it seems now, so perceptive...a bank manager, you, my dad, etc...I hope stuff tanks and you are right...so what are your predictions for 2013?

Your real estate predictions are based on astrology?

When the moon is in the seventh house, and Jupiter aligns with Mars. Then peace will guide the planet. And love will steer the rates of return. This is the dawning of the age of suburbia, age of suburbia, ay-ahhhh, sub-URB-IA! Sub-URB-IA! Property tax and HOA fees, SIDs and LIDs and pex litigation. No more falsehoods or derisions. Golden living dreams of visions. Mystic crystal revelation. And the mind's true liberation. Aquarius! Aquarius!

So, is there a community ANYWHERE in the valley called "Aquarius?" It wouldn't surprise me, seeing as we have friends who live in the JRR Tolkien "Middle Earth" neighborhood.

Eventus has... shall we say... a "unique" way of evaluating the local real estate market.

Las Vegas, Nev.
> Decline in home prices (peak to Q1, 2012): -61.6%
> Unemployment rate: 11.7% (32nd highest)
> Median home price: $137,000 (79th lowest)
> Foreclosure rate: 1 in 95.9 housing units (11th highest)

No metropolitan area outside California has seen as large and unabated a home price decline as Las Vegas. While home prices in other metro areas on this list are expected to improve in the near future, home prices in Las Vegas are projected by Fiserv to decline through at least the first quarter of 2014. Home prices in the area are already low enough that the average discount for purchasing a foreclosed home was just 15.2%, less than half the 31.7% average discount nationwide.
