Unless banks are only afraid in Nevada. Ive never had a bank say to me they were afraid to loan on high priced homes....they make money and it is their business to make loans. Maybe your market is peaking and you have no comparables to support more increases...ever think of that? No that's not possible

are we on the same page? that's why they use appraisals so they know the collateral involved. if it appraises they loan...omg

The very nature of the appraisal is to assess the risk of the loan for the bank. Risk assessment involves...gasp FEAR of not recouping the loan.

You strike me as an individual who is desperately trying to defend the nature of his work to others who know the job is 1. Not hard 2. Often counter productive.

Thanks for telling me the very nature of an appraisal...have you written a report lately? counter productive? you sound like a realtor that wants to put the screws to a non informed purchaser...good luck with that

Because caution after a near depression is an understandable reaction but does not mean under-appraising is not happening en masse throughout the country.

WOW...FYI appraisers are not being cautious but you need to put factual information on an appraisal report. Not hope and pray and the market is better then it seems. Under appraising is not happening en masse...unless you can show me some facts your flat out wrong again.
