I am retiring to Las Vegas, because two of my sons live there. My challenge is to find a nice townhome in a safe area for no more than $120,000. I seem to be finding a few in zip 89128. I rented at Vegas and Buffalo about ten years ago. I liked the area; close to freeways and shopping. I do look at the high school ratings, because I see a direct correlation to petty crimes with low-scoring schools.
Would you recommend this area?
I am also looking at Centennial, though much further out.
Any zip codes in the southwest that you would recommend?
I am OK with the southeast or Henderson area, but seems to be out of my price range.

I just did a quick Redfin search, and there are 154 condos/townhomes in the valley that fall within your budget. 89128 is not a bad zipcode. I like the areas west of Rainbow, if you go a little South, too. Keep going South, and you'll end up in Rhodes Ranch. Head East, south of the 215 and look around Silverado Ranch. All decent areas.

I live in South Shores 89128. It is a great area which mostly borders Summerlin but you don't have to pay the Summerlin fees. I would not hesitate to buy here again and the Hoa is only $20 a month.

The best in the area may well be in Mar-a-Lago. That is actually in Desert Shores proper. Less expensive as they do not allow rentals. There are a few in La Posada which is in Summerlin that may work. And there are some nice older ones in the Rock Springs area. Look again for the developments that don't allow rentals. Better living and lower price.

Avoid the Villas at Desert Shores. Looks nice on paper but still a disaster as a place to live.

Can you deal with stairs? If so a lot easier to find a place. 89129 also has a few that will work as does Centennial.

YOu actually should have little trouble. There are other areas in the SW and South that will also work.

lvoc, I seldom see anyone talk about Peccole Ranch. We love it in there. Is there just nothing available there?

Price range. Both Pecole and the Lakes are great and there are some other neighborhoods as well. But nothing that low is available. The other spot is the area south of Summerlin Pkwy but you need to be very selective. Sun City Summerlin also bottoms at around $140 or $150K.

I am also looking for a condo since I cannot find an apartment that will take 3 small pets. So purchasing a condo will have to do. I'm so glad I read this post. I did not think the zip code 89128 was great but after reading this post and going on a real estate site I see that its part of Summerlin. What a nice surprise and definitely expands my area.

it is not part of Summerlin though a small part of Summerlin is in 89128....but it is actually better than some parts of Summerlin and next to it. But be careful there are parts of 89128 that are not up to snuff. So yes you can do well there...but not everywhere.

We live in South Shores and love it. Cheap seats for Summerlin, but near everything, and the area is kept up nicely. We have lived here since 1998 and plan to stay.
