Ok - first off - to ME, a neighborhood with lots of black people does NOT = a bad area!!!
I live in Miami & my entire neighborhood is black & it is EXTREMELY safe!!!
So now to my question...
How is W 22nd St & S Izard St? (weird - both are "streets" - usually one would be an ave... ?)
I am looking at a gorgeous brick house there, but it seems from the other thread about crime, this would be a "bad" neighborhood.
Again, I live in MIAMI & am one of the only white people in my area...
Just because people are black does NOT mean they are criminals!
But then again, obviously there are those that are...
So if ya'll locals could please give me an honest UN BIASED ascertation of that area, I would greatly appreciate it...

I live about three blocks from there and I love this neighborhood. The homes on Izard haven't been restored as much as some of the other streets, such as Arch and Gaines, but I believe this entire area is on the rise. I lived at 23rd and Izard back in college and the neighborhood has improved by leaps and bounds since then. People take much more pride in the neighborhood and in their homes, and the gang activity is gone.

That said, being downtown, there are some transients who wander through the neighborhood, and theft can be an issue. Keep your lawnmower in a locked storage building. An alarm system in your house would be good, just for peace of mind when you're away. I have never felt physically unsafe anywhere in the neighborhood, though.

I agree. I think that in a few years that area could become the next Heights/Hillcrest type area, at least I hope so. If I could afford it, I would buy a house there now and restore it while prices are low, as I have a feeling inflation is going to go up quite a bit in a year or two. As to the houses themselves, they are beautiful. They kind of remind me of Eureka Springs.
The crime is going to be closer to the fair grounds, so the further that you go in that direction, the worse.
