Hello Everyone,

I am new to the forum. I am looking to purchase a studio/1br. co-op in Nassau County (up to $200k). I have looked at Roslyn Gardens in Roslyn, Hamilton House, Cherry Valley and Stewart House in Garden City, and a few others in Mineola. Has anyone had any experience with the co-ops or the areas that I listed? Does anyone have any recommendations about where I should be looking or any info. as to why I should avoid any of the co-ops listed?

Cherry Valley aren't that attractive from the outside but that's a nice location. You can walk to the train station as well as
"downtown" Mineola and Garden City. Look for one that faces 15th St as you can look out over a nice grassy area instead of the parking lot/Old Country Rd...and it's quieter. Feels like you have a yard, moreso than the other places you mentioned.

Hamilton House is a little closer to Hempstead - but also a good location. Can walk to Country Life Press station, although I wouldn't do it at night.

Stewart House is nice too but my sister used to live there and said it's noisier than Hamilton House.

If I were you I would look to buy a condo instead. CO-OP's are difficult to sell but easy to buy. You will deal with the headache of board approvals if/when you sell. Buy a condo instead so that you can get a deed.
I have friends and family that have bought co-ops and they all regret it. Spend the extra money and get a condo or save up until you can get one. Good luck.

I agree with this.....co-ops can be a pain to sell because of the co-op boards and also if you want to paint or do any renovations you also have to get approval to do so.

I would buy a condo or townhouse instead if you could.

That is not necessarily true- my old place i was able to do anything i wanted to the inside without approval except if it involved putting up a wall or something. I even re-did the bathroom and kitchen and no approval was needed. It depends on the board- not all co-ops have the same rules.
