Angie's List is now free to join. I got a plumber off there for our gas cooking conversion. Waiting on the heating as I'm still not convinced of the savings but not convinced oil is cheaper. 2 furnace guys told us this and they work on both systems and get paid the same no matter what. But when I hear the bills from friends who have converted I am not sure their lower bills are ALL because they replaced inefficient old oil furnaces with super efficient new ones. They keep saying a new oil furnace will save us more no matter what. But I'm digressing. Per three friends who have converted 4 houses between them for a steam/hot water conversion you are in the 9,000 to 10,000 ballpark total. So sounds like your first quote isn't too far off. While 5 quotes is a great idea you can do 3 if they are all coming in super close. Why get more unless they are all over the place price wise? I'm using Bellmore Plumbing for our work but we've only just put in the application with National Grid! So I can't speak to happiness beyond his Angie's List rep. As for converting for selling? It does seem to be in demand with buyers and you'll get money back in those 5 years but think about if you really want to go through the work because I doubt you'll get it all back. At sale time the basement might not be an issue but open permits will be so might as well take care of that now. I'd imagine a Real Estate Attorney could help you there.
