Hello. Looking for little advice/insight here. Might possibly be renting out a commercial office space in my town(about 1500 sq ft). It comes with an open paved and fenced in yard on the side( about 50’x30’) where trucks etc. can park. I don’t need the yard space at all but the owner said they have no problem with me renting it out to someone like landscaper, oil trucks or whomever might need the space. This is my first time venturing into business and renting out a space so a few questions.
• How easy do you think it would be for me to rent out that yard space?
• How do I verify the landlord( they live in florida and won the building) is who they say they are and I’m not being scammed. Sure it’s all good but never know.

I leased my first commercial space in the city without going through a lawyer. My Broker said the lease was pretty much standard. And my broker wasn't some "John Smith", I used someone from a known Agency called Cushman and Wakefield. When problems arised, I had no right for anything. Couldn't even sue the Landlord without going through other hoops. And when it came time for him to break my lease, again, I had no rights and had to leave even though my lease wasn't up. With little to no compensation.
On a commercial lease, fee is paid by the Landlord, so their was really no one on my side because I cheaped out on legal representation.
Thanks. Well this is a little strip with about 2 other stores. Spoke to the other tenants about the owner I spoke to they both verified the info asked regarding them and also said they have had no problems with them.
Thanks again. Would really like to know what I could get for the yard space. I have someone offering me $300 a month and have no idea if I could get $500 or $600.
$300 for a 1500 sq ft parking lot seems low for a commercial street. Where is this located? For only $300, I rather just keep the parking lot for my customers.
