Hi. I would like your thoughts on the neighborhood south of 7th street to the Hempstead border near franklin and Hilton. We really like this area because it’s walking distance to town and the train but we want to know if there are any issues with this area or stigma with living there. It seems like very few houses come on the market in this area so we want to be ready to jump. The other area we are focusing on is off Washington near the country life press stop. Same question - thanks in advance.

In terms of proximity to Hempstead, about half of GC is problematic in that way but the area you're talking about borders on a decent area of Hempstead so not a big deal. The "problem" areas are the south eastern part of GC, IE Meadow Street and points approximate.

GC is pretty safe.
Property crime is the biggie. Make sure all your important stuff is insured.
Violent crime is nearly non existent.

The numbered streets carry a certain cache with long time residents.

You should be aware that those streets are usually pretty busy. My sister lived on a numbered street in that area and it got crazy over the 20 years she lived there.

The closer you go to Hempstead the more likely to deal with petty crime like car break ins, etc.

There are very few areas of GC that AREN'T walking distance to the train. Personally I'd pick the estates over the Central or eastern section but it's a farther walk to town if that's really a consideration.
