Should have brought 3 years ago when you posted about a budget for Nassau for 600k. Now your buying at the height of the market possibly . You missed out on hundreds of thousands of equity by waiting 3 years unfortunately. Maybe you wait it out ? 2018-2019 might have been the best time to invest recently for a family.
Thanks but he didn't get that promotion. And our house climbed in value tremendously since then so we haven't missed out entirely, but I understand the mkt is nuts. If we buy now it will just be a lateral move financially. Really don't want to wait it out as circumstances have made us want to move even more.
Hubby has a job offer in downtown Brooklyn. He has to use his car for his job so living near a train doesn't matter at all. Me, stay at home mom with 2 in elementary. Can spend around $800k for a house. What towns have 1/3-1/2 acre? Don't care north/south shore. Basically just want some peace. Thank you soooo much!
In western Suffolk, there are some decent sixed properties available in the North shore towns of Huntington and Smithtown. On the South Shore you are more limited to eastern portions of the town of Islip like the hamlet of Bohemia.
I would look at Dix Hills (in Huntington) or Hauppauge (Smithtown) because both are near the LIE but do not limit yourself in this housing market.
What I meant was, I would give up acres for a nice little home in SC. Its magical there.

Because bridge, tunnels, tolls, traffic, etc. while pushing his way through the city twice a day.
OP, I'd look into weird, remote areas of NYC like Breezy Point and Broad Channel. It's down by the marshes and houses aren't close together. I think there's a toll bridge, though.
Breezy Point, the houses are piled on top of one another, are you kidding me? they are all summer bungalows, but a nicer version, but 2 feet apart

Broad channel is a shiytty place, homes on stilts, you dont want to live there, flood zone 1
