I am always curious, based on different news agencies, how the media runs with this data. It seems just as many go the route of this thread's title which paints a picture of improvement, while others note the year over year trend having declined another 16+% compared to 2007...and two percent worse than the national average decline. I suppose the truth about the health of the market lies in the middle. When I see declines I personally feel it brings us closer to an equilibrium. JMO. jrp
True. The media does spin things many ways, often the easy or sensational way. What always gets to me is that they constantly use national numbers (which include such disastorous markets as Florida, Nevada, Arizona, etc.) and then people believe that all markets are just as soft. Real estate remains a local issue.
The media tells us that the market is falling fast and gives the impression that every home on the market is a foreclosure or pre-foreclosure. "MAKE LOW OFFERS" we are told.
Then no matter how low you price your house, the buyer offers $100K under asking. It is frustrating to those of us who are selling, and must be even more frustrating to those who as salespeople.
We are currently on the market-Dix Hills area-and am suprised at how little traffic we have gotten the past month. This is our 7th house bought or sold and we have always done it fsbo, but this time we put it on mls using flat fee-now offering 3%. Different market than the ones we have experienced over the past 10 years.
RE is one of the most localized product markets around. Blanket statements never work. For every person that says their house is not selling there's the person that paid asking b/c of multiple bids (which just happened to someone buying in GC). It's all about the immeidate town, block, even the house itself.
