My husband and I are being transfered from Texas to Joint Base Myer- Henderson Hall which is in Virginia but housing is more in our range in Maryland. Can anyone give us an idea of what were getting ourselves into!!! LOL We are first time buyers.

If you are an active duty military family, then I would recommend reaching out to the housing office for recommendations.

You are moving into one of the most expensive areas in the country. I would honestly recommend that you rent for a year first, and use the time to look around.

It would help if you provided a budget, and whether you have or plan to have children.

if you are serious about buying in Maryland, I would search the forum for people asking about Andrews AFB. I would suggest looking at Ft. Washington, and read discussions such as this: http://www.city-data.com/forum/washi...ashington.html

In addition, the closing costs are very high. The rule of thumb used to be that you needed to own the house for 5 years before the appreciation will make up the closing cost. So, unless the military will pay your closing costs, i don't think it is worth buying if you will be here only 2 years.

We will be there a minimum of 3 years from what we know. We know we can spend up to $200,000 on a house. We have one child in the home. And from what I understand we can get some closing cost from the military.

Do you still get off-base housing assistance? $200k won't get you far in Northern Virginia. You'll have to get out to Stafford County before you get to anywhere that's in your range AND worth it school and space wise.

It won't even get you far in Maryland either, Prince George's County has higher crime rates and problems with the schools (although some elementaries are good and many places are safe.)

This. I didn't want to mention it but $200K won't get you much with a reasonable commute. In either state.

200k won't get you a run down townhouse in decent neighborhood of MD or VA.

I think you have to push 350k for a decent townhouse and 450k for a decent single family home.
