I am in the process of purchasing a home in Union Bridge. The home is 3 floors and uses oil heating. The hot water heater is electric so the oil will be used only to heat the air in the winter, and the shut off after that. The home is a total of 1400 square feet, however, only the second floor, about 1000 square feet receives heat. The first floor is a cellar and the top is a refurbished attic turned into a loft that uses a radiator for heat. How many gallons do you think we'll use in the winter? It is only my fiance and I. We keep the temperature normally at 65 when home and 62 when sleeping or gone for the day. Thanks!

A 1600 sq. ft. two level house with individual zones up and down. Kept at 70 on the 1st floor when people are there, 60 otherwise and at night. The 2nd floor is constant 65.

Something VERY close to what the current/previous owners have used.
Ask them for their oil delivery records and go from there.

We have asked for the oil records as well as the title to the tank. I've heard that some companies won't fill it without the title. However, the previous owners never lived in the home. It was purchased specifically as a rental property and they aren't able to obtain records from the previous tenants.

I've never heard of having a title for the oil tank (propane is another story). I guess I'll find out soon since I have to replace my current one. When it came here 20 years ago it just arrived and was installed. The only paperwork I had was to write the check.

Two or three calls and you'll find the company.
Then ask them for a budget price based on their past delivery numbers.
Getting more specific will require some on site (manual J) engineering and such.
