How do we factor our house tour observation into offer?
========================================

Thanks for replies to my postings.

First and foremost I LOVE this forum. I've been on here a while now but have taken your wonderful advice/tips.

I did find a house (in Maryland) that was rented over the period of time. The listing shows upgrade and new carpet.

When I went to see the house, I noticed the followings:

  • We noticed some paint in the wall worn off.
  • We noticed some paint in the kitchen cabinets too worn off.
  • Carpets look dirty
  • Electric rage shows worn off paint inside
  • Kitchen sink spray broken
  • Two rooms does not have any fixtures (light/fans etc) (Any reason behind).

Will the home inspection find hidden issues, appliance working conditions etc?

Is it OK to consider above observation into offer ask seller to fix those?

Does this house fit into need work category or ready to move in?

Raising rate pushing down the home price. Price decline in the horizon. Many listing post price drop.

We do not want to end up in underwater after picking the property at high price.

How do we handle this?

Thanks in advance for your time to review my post and providing help.

The real estate forum may be the best place for these questions. Do you have an agent? Have you asked them?
