Can anyone make some recommendations on how far out of Miami I can live and still have a reasonable commute time to South Miami? (I need to find more affordable housing and get out of this hectic city.)

That means more gas, expressway tolls, car usage (maintenance), and time spent in traffic.

Alex, but with outrageous rental prices here, I'll still come out ahead. My rent is more than double my mortgage for the home I own in another state.

I willing to increase my commute and absorb those expenses....

You mean the city of South Miami? Have you looks south? Kendall area or even more south than that.

Make sure to also include the cost of tires into the calculations.

For some reason I replace tires on my cars almost every year.

Do you ever rotate them and get alignments???? My last set lasted 4 years commuting from Aventura and weekend excursions into Broward and Palm Beach.

OP: you need to define "reasonable" commute time and "affordable" rent! In the end, you'll likely have to compromise on one of them.

of course I do

I expect them to only last 20K miles on my GTO.

But I also only get about 20K miles on my wife's Mitsu Outlander, and she doesn't have a lead foot.

I think "reasonable" would be 30 minutes and "affordable" is relative. I pay $3200 for a 3BR house that is a dump. Rentals that allow pets are difficult to find. I would pay the same price if the house was decent....(it turns my stomach to pay twice my mortgage in rent).

I need to find a way to make Miami work...or I will want to leave.

I just moved to cutler bay and south miami commute is about 30 mins through the side streets I avoid US1 at all costs. I know that is a lot of homes here and palmetto that are for rent that are nice for that amount and lower 2.5 k I see quite a few looking at realtor.com

It is a lot calmer here and quiet where I am currently live, it was completely different in Olympia heights.
