In a nutshell:

Good areas- rising

Bad areas- not much activity, stable, but only because they can't go much lower

It is going down.

Real Estate websites say it is going up because realtors own those websites and they are trying to inflate the market, again.

Like Coconut said, the good areas are rising and the not so good areas are holding stable. Miami hit bottom last summer.

Indeed, indeed.

Regardless of the market even, good homes have always sold.

Ditto to Coconut & Doggiebus. A recent article in the So FL Biz Journal also notes that prices are up.

Default hmm

if you look at the miami skyline all you see are cranes and these cranes built way too much during the height of the market and now they are getting foreclosed on, things are so cheap right now, especially in downtown miami if you were to buy a condo.
