I doubt it will drive down the price unless we get another housing bust, which is generally not the best way to create affordable housing, since it usually comes together with a recession and stringent lending standards.

I really wish they would start building some non-luxury midrise apartments and urban, non-gated, townhouses at the edge of downtown, midtown, and Brickell, not just high rise luxury condos with huge parking garages...most skyscrapers in Manhattan are actually office complexes, most housing is in ordinary mid-rise and smaller highrise apartment blocks.

West Brickell seems to be filling up with affordable construction, I've spotted like three different towers. I'm not sure just how affordable they will be.

I think the main issue is the top employers in south Florida are all located in suburbs; so all these buildings in downtown are great but there isn't the manhatnzation where people can walk to work. That's why I get upset when some of these buildings don't even have parking,

Yes west Brickell (west of the Metrorail tracks) is filling up with affordable condos and apartments but who knows how long that will last as the pressure to live within the city continues to rise and being close to mass transit.
Either way it's nice to see inner city Miami booming again.

You're definitely right about many employers being in suburban areas without mass transit connections, especially Doral. Most of people living on those high rises downtown don't walk to work. Well, the fact is neither do most Manhattanites...they have subways to get around! IMO, connecting employment centers to the rapid transit system (I think commuter rain, light rail and true BRT is more appropriate for our density than Metrorail) and cycling facilities would be much more effective for Miami than trying to "manhattanize" in order to get people to walk to work.

I would however caution you regarding the buildings without parking. There are a sizeable subset of people who don't need a parking spot 24/7/365 and are willing to make use of public transportation, cycling, and occasionally Car-2-Go. Parking spots add $10-30k to the cost of the unit, and based on South Beach experience and public garage rates, $100-200 in rent. Not to mention the "deadweight" space not being available for businesses and housing and traffic congestion from attracting residents who have expensive cars and will prefer to drive then everywhere. It's not like we have a lack of condos with parking (2 spots/unit in some complexes) just outside of the city center (Midtown, Biscayne corridor, Coconut Grove, the Gables), as well as the existing downtown condos with huge parking garages.
