Hello. I am thinking about accepting a job offer to work at the federal courthouse at 400 North Miami Ave. I don't have a car and would rather not purchase one. Ideally, I would like to live within .5 miles of the courthouse so that I can readily walk to work. Are there any apartments in safe areas that are within or close to that radius? My budget for rent is approximately 2K a month, but I would really, really like to stay under 1.5 K if at all possible.

I am looking for a modern apartment that comes with the standard amenities (e.g., dishwasher, washer/dryer, AC). I would also prefer something with concrete floors so I don't have to listen to any banging above or below my apartment.

Definitely look at Loft 2 Downtown. I used to live there and have sold/rented many condos in there.

$2K will get you a 2/2 corner loft and $1500 will get you a regular loft/studio. Building is 2006+ so it has Washer/Dryer, impact windows & doors, concrete floors & ceiling, etc. Building has a rooftop pool & Gym, 24/7 security, etc. and you can walk to the courthouse.

A new loft building called Centro opened recently. Its a nicer building but a little more pricey and parking isn't included, but its closer to the court house.

Loft 1 is ok but a lot of the views are blocked now and its the same price as Loft 2 but loft 1 has a small 1st floor pool.

50 Biscayne is a little further down the block, but has top amenities and you can get in there for under $2000/month. Big balconies with great views, top notch gym, spa, etc

I'm actually selling a 2/2 corner unit at Loft 2 for $275k right now, prices have come down about 10-15% in the last 18 months. Lots of good bargains while rents remain steady.

I don't know a lot about buildings in the area but Loft 2 is a good building, very good location especially as it's close to your job and to Bayside. You don't really even need a car to live there and from what Marc said, it seems prices there are pretty reasonable for Brickell/Downtown standards. 50 Biscayne is very well located right near the Intercontinental/Bayside and looks like a great building too.

Do not forget about the metro mover, that way you do not have to limit yourself to just walking distance. Also any bus ride will be short if you decide to live close to the area, but not such an easy walking distance.

Just one last comment... downtown is improving, but pretty much shuts down at night. If you're going to be carless, plan on taking Uber quite a bit. Fortunately, that's going to be easy and cheap.
