Hi,

My husband got a new job in Coral Gables, so we're looking for a house somewhere nearby. I noticed that some houses in Doral are very nice, new build, and significantly inexpensive comparing with other areas around Miami, such as C. Gables, Pinecrest, or Kay Biscayne. I just wonder, what kind of place is Doral for a family with young kids to move? Why are the houses in Doral relatively cheaper?
Also, how are the schools? What about the charter schools?

Thanks!

Hello!

Doral has excellent schools, even charter schools nearby.

Coral Gables, Key Biscayne & Pinecrest are the 3 most expensive areas for single family homes in Miami (Besides Beach homes and maybe Coconut Grove). Doral is a suburb, similar to Miami Lakes and other places that are out west. A lot of newer construction though in Doral compared to other places.

Regarding 'cheaper', its all personal preference. There are plenty of $1ML homes in Doral as well as newer communities starting in the $400k range. They have the famous golf course, 2 malls, a large IKEA, a new 'downtown' that has an area to walk around/eat shop/ and a Top Golf

Traffic to the Gables in the morning isn't fun, depending on where you are in Doral. Closer to 36th st is easier than say out by the Turnpike & Ikea.

When does the new job start? What is your budget? That will make all the difference when comparing locations.

Spend a day in Doral before you set your sights on it. Doral is an extremely sterile city, simply consisting of cookie-cutter developments and strip malls, with plenty of traffic. The city is exceptionally Latin (84%), attracting thousands of wealthy Venezuelan and Colombian expats. A mere 11% of the city is “Anglo”, which is significantly lower than the coastal communities. It definitely feels more American out on the coast, in spite of the Hispanic majority.

Doral is cheaper than those areas because it is further away from the prime attractions and commercial districts. It's more of a suburb and definitely feels that way, but it is a very nice and growing area. You can find newer, larger homes for more affordable prices than you would in places like Coral Gables, Pinecrest, or Key Biscayne and still be within a reasonable drive of all those places.

Depending on your budget, there's no reason to not consider Doral. But you should also checkout some other similar areas like Miami Lakes (a little further North) and Kendall (Southwest of Coral Gables).
