Hi,

I looked around for the best mortgage company, and didn't find many results in the Dallas forums. When I say best, all I really care about is the lowest rate and lowest up-front cost. Almost all these lenders re-sell the mortgage a month after you take it out, and I don't ever plan to call customer service.

Are there any tips to find the best local rates, other than searching online across the big banks?

Having a mortgage re sell is not necessary a bad thing, this is pretty much the norm now , I don't know anybody that didn't go through , we had ours already back to Fannie Mae after refinancing . It really doesn't make any difference , it still goes through the same bank and the same customer service than at the time of signing.
