I'd like to assume someone's mortgage who is unable to pay, just wants out or is frustrated and can't sell.I'm looking for a single family home, 2-3 bedrooms in a good neighborhood in San Fran area, East Bay, Marin, or Sonoma/Napa Counties. I currently rent and have another home on the East Coast that I've owned for 11 years. I'll give a nice downpayment and then refinance the mortgage in a year or two.....Does anyone know anyone who wants out?

I would post that on the local boards. maybe check with some banks for leads on people who are going into foreclosure. I'm not sure they can really tell you that. In any case, try locally. Maybe the newspaper. Check with realtors, especially ones who specialize in foreclosure sales.

Not many mortgages are assumable these days other than FHA.
