Been dealing with them for 2months trying to get an answer on a returned appraisal check for a appraisal that was not done. They are saying check will be mailed. Finally after trying to contact someone for 2months to talk about the return of $500 they tell me I am getting nothing cause i owe them for processing on the loan. The loan was never completed. A big hassel,lack of communication and a scam as far as I am concerned. Beware.

Stop screwing around with them. Get serious with these banks, to the point where we start feeling sorry for them. We are no where close.....not even on the radar yet.

Write a formal complaint and send it to the Office of Comptroller of the Currency (OCC). Send it snail mail so you can copy Wells Fargo (the local office that is bungling your refund). In your complaint, include your cancelled checks and any email correspondence and notes from telephone conversatons. Chances are the WF office will be intimidated by the OCC complaint, they will want it resolved before the complaint is even opened. You can also file the complaint online at the link below.

Honestly, if you take every lender out there and wrote them on a list, and then eliminated every lender that anyone has ever had problems with, you'd have a blank piece of paper with a lot of erase marks on it. Big banks do more loans, so it is easier to find someone who has had problems, although you will also have a proportionately larger number of satisfied customers.

Local reps from Wells Fargo have always done a good job for us. I have my own mortgage with Wells Fargo, as do my parents, who also have a number of rental properties financed with Wells Fargo. Different lenders and different loan types work better for different people and different situations.

I had countrywide with a 30 year and Wells Fargo did offer me a lower rate and 15 years at no cost
to me. I have found them OK and May first I will be free of them and house payments!

Here is what you need to do - contact your bank claiming fraud, and do a check reversal.

When I was a loan officer a few years ago, I paid for a required third appraisal as a last minute condition. The loan did not close, called up my bank (BoA), explained I paid for an appraisal for a long that did not close, they had no problem reversing the fees.

wellsfargo is my bank....the appraisal was NOT even done!!

When a bank collects fees and then does not use the services the fees are suppose to cover, they are in violation of federal lending practices.

This is not a whim, to single out any bank. This is a violation.

It's not alright for any one of us to be late making our payments, and if we are, we pay a late fee. The banks have a similar penalty, but it goes to the Federal Government. It's about responsibility, not about picking on someone. It's the law.

Oh, I agree that the OP needs to deal with getting the issue resolved. Wells Fargo probably did mess up, in this case. But that is no reason for the OP to say "Do not use Wells Fargo" and imply that they are pulling a "scam".

I agree with Lacerta, someone messed up. I refinanced with Wells last your into a 4.5% ) point loan. Been happy with them.

If you paid for a service and did not get anything in return. Send them a 1099-C and file the loss on your taxes next year. You have up to three years to make a claim.
