HOA's must maintain and insure the buildings. Hurricane (Wind damage) is quite expensive Ocean front/view/near. Rates go down North of US17, but still high. Single family homes must be maintained, and should be insured, so you substitute one fee for HOA for another as single family. Amenities, (Pools, recreation centers, etc.) Up both item costs, if they're part of the complex. Two property tax reductions to remember. If you qualify as a "permanent resident, taxes drop significantly, and a 10% drop is also there for over 65. HOWEVER, you must go to the local tax office to notify them of your status! These are general rules that may very somewhat from area to area. Also realize that property taxes are paid to the county you live in as well as a city property tax if your residence is in an incorporated city limits.

Thanks for the info, very little info on this subject available. In retirement I am only 5 hours away from Myrtle so not purchasing
something makes more sense to me. I'll look into long term rentals for my stay. Although Myrtle doesnt have the old "mom and
pop" oceanfront motels and Boardwalk anymore, its still the best! The high rise buildings are actually quite attractive and the
views/balconies are incredible. Im glad they keep the beach clean, although I hate those laser lights and cycle gangs. There is
so much to do there, there is something for everyone.

I always try to remind people that the HOA fee covers expenses, many which you would have anyway regardless of whether or not you were living in an condo (examples of things that might be covered: cable, internet, trash, water, common electric and some include building insurance (sometimes that is seperate but of course it still is an expense and it still needs to be paid) - most people would have all these expenses anyway). HOA fees also cover the cost of the amenities, so if you are looking for lower HOAs you need to look for the buildings with the least amenities. You won't find one with no HOAs. All properties, houses or condos, have expenses that need to be paid and this is how they are paid in condos.

There are currently 4 townhomes just in the Surfside Beach / Garden City Beach area with no HOA dues. It is possible to find what you are looking for.
