The Hawthorne house is 2,405 sqft. And the others are even smaller. OP wants 3,000 sqft.

Yeh, I was looking more from a layout perspective. I think both those houses would work for what the OP described. I've been in them both and they feel much bigger than that.

For instance, this house 178 Mountain Ave, Hawthorne, NJ 07506 MLS# 1131318 - Zillow

is listed at 3,000 sq ft. and does not feel as big as the first Hawthorne house I listed. The old NYC adage holds true in the burbs as well. Sqft isn't really the most important thing, it's all about layout.

It's listed at 3,000, but it's actually 2,268. Which explains why it does not feel as big - it isn't.

But I also agree that a good, balanced layout can make a difference in perceived size. The OP was complaing about the cramped kitchen and family room. A 2,600 sqft Colonial with smallish bedrooms but a sizable LR-DR-Kit-FR might fit the bill. Especially if it has a big basement for storage.

Sorry for the delayed response...just wanted to say thanks to all the replies. I will definitely look into those mentioned. And I agree, the layout is surely the key. Our current home is basically a small living room (that you walk right into, no foyer!) and then you see a small kitchen (not eat-in) with a small dining room attached to LR. So the main floor is very cramped with 4 small kids plus 2 adults. Thanks again!

OP have you looked in North Brunswick? I know you said you want to stay North of Edison, but North Brunswick is only about 20 min down route 1, and only two stops away on the NEC. In particular you may want to look at

Twin Brook Estates starts at 519k for 2400 sq ft for this model

79 Mount Dr, North Brunswick, NJ 08902 MLS# 2856243 - Zillow

Another development is Mae Brook Estates

They start at 499k, this one is available for 529k

1 Rupprecht Ln, No Bruns, NJ 08902 MLS# 103886 - Zillow

I say both locations are pretty good (both on the desirable 130 corridor).

I agree. I live here as well and access to Edison specifically is not an issue at all. The stretch of Rt 1 between Woodbridge Ave (CR 514) and Rt 130 is nice and wide with no traffic lights to cause any backup.

I haven't looked there yet. Don't know much about the area--can you give me any details on school system--we are in private now, but if it's too far or if we need to go back to public, want to be in a good school system.

The schools are good. I don't have first hand experience as I am grown, but I know it is definitely one of the better school systems in this area. Not THE best, but I would say probably similar to Edison based on stats that I have seen.

I would not buy here if I intended to keep my children in private school. Private education is an expense that in my opinion should be avoided if possible. If you want to keep the kids in a private school, I would say just look at some place like Franklin Park or one of the other "better" areas of Franklin Township in the next county.
