just curious..It looked on the news like there was very little foot traffic at the developments. I wonder how many contracts, if any were written.

we did . We went to Manalapan. They were offering 50 K worth of upgrades FREE. for 550 K home - if purchased thru their mortgage company

The fed gives its ruling tomorrow on interest rates. The buzz at work today was there might be a 1/2% decrease. I honestly think that a rate cut still won't stop this slow down.

Hovnanian Says Weekend Sales Event Beat Expectations (Update3)

The company had gross sales of 2,100 homes. More than 1,700 potential buyers signed contracts and 400 gave deposits, Red Bank, New Jersey-based Hovnanian said today in a statement. The sale began on Sept. 14 and ended yesterday. It has boosted the company's shares almost 13 percent in the past two trading days.

I went to the Deal Of The Century in Chesterfield (Chesterfield Downs.) Here's the scoop. The lowest model is of course all we could afford. It was starting out at 422k, with the discount it dropped to 399k. For the weekend only they were offering another 25k off minus the upgrades, but they assumed you would get at least some upgrades. So the final price may be 385k. The taxes were about 7k a year, the monthly mortgage would be about 2500k, still out of our price range. The place wasn't built yet. We walked thru a similiar model and it was nice rooms a little small. I did have some concerns about the construction and the school district. The Northern Burlington school district isn't the best, if it was Bordentown thats a different story. I mean are these houses just thrown together, how is the construction?

i think these are nationwide numbers, but i could've sworn i saw somewhere the numbers for NJ weren't good. i'll have to find the article.

Those houses were overpriced to begin because I saw them before I moved , and told them just that. They are the one's I assume where Tennent Road turns into Woodward rd. It used to be peaceful there before all those homes on roads that were not upgraded brought more traffic in.
Also check his Rep in Howell. A friend has one of his houses and before he repaired it, the walls werre falling in because of how far he placed the studs. He has a rep for shotty building.

The Howell incidents had to do with dishonest construction officials (google it and you will see the info on lawsuits). I don't think all Khov homes can be painted with the same brush but know your building/construction officials for your town or the town you are looking at. Some towns are very strict on permits and code enforcement and the builder HAS to pass inspections...I think it just depends on the honestly of the township offices responsible for code enforcement, etc. No question it is a black eye on the builder but that is one set of circumstances so keep that in mind.
