Hi all - we have a few agents and no what's out there. We're looking on Zillow, Clist and email blasts from agents. So this is going out to the private owners who want to sell in Hoboken or downtown Jersey City. Our criteria is 2 bdrms (ok with 1 bdrm & den) 1.5 baths- if walk up can't be more then 2fl- elevator bldg great too. We like updated or newer only (ok if we need a few enhancements). We have one car but we can figure out parking if not available. Of course walking distance to paths is a bonus and we have a small 15lb dog. Our budget is 650k +/-. Supply some details of property. Have you looked into hoboken411.com? Although there is nothing currently listed in the classified section ATM, I have seen several FSBO and other private RE transactions listed on there in the past.

You could probably find something at your budget in Hoboken if you settle for one bathroom. Two (even half bathrooms) really jack up the price. I'm assuming 650 will get you a lot in JC.

Its a sellers market the bidding wars are happening in both JC & Hoboken, and the properties are selling for over asking. Lets hope this doesn't start another housing crisis.

there's at least a handful of people on the hoboken moms yahoo group selling FSBO properties. though, i'm not sure how'd you get onto the list unless you were parents.

There are several websites specifically to advertise FISBO properties. I am fairly certain that the OP is savvy enough to know how to google and find those sites :-) I am certain those moms have their properties listed on one or more of the FISBO listing sites.

Note that desirable areas of JC is just as expensive as Hoboken. Nice areas of JC runes 600-700 per sq ft which is same as Hoboken. Please note JC is bigger than Hoboken so don't go by entire JC because that'll include not so desirable areas.

Overall 650k for 2/1.5 is not easy and inventory is quite limited in JC and Hoboken. We'll see what the summer brings!

probably. it's just that it circulates on the list of about 7,000 parents...so if anyone is looking to buy a place FSBO, it's a good audience.

i was just in JC last night visiting a friend and cannot believe how many buildings are going up right now. could be a nice tool to use in negotiating with current properties...sell before more inventory hits the market.
