Hi guys, looking for some advise, never done this before. I am looking to do a full renovation on a 3 level townhome in edgewater NJ - replace kitchen, 3 bath, crown molding, and hardwood floors in 2brs.

Do i need to get an architect? or can i go directly with a general contractor? I dont have any special requirements other than the normal stuff on kitchen cabinets, bath tubs/shower stall/sinks etc..

What would an architect do for me in this case?

Make it look pretty and add about $5K to the project. Any doofus can layout a kitchen and you don't need an architect to install crown molding or hardwood floors. As far as bathrooms, old stuff comes out, new stuff goes in. The GC will do any "design" work himself.
