Hi, Can anyone recommend a town/school district based on the following? My partner will be working in Montvale/Woodcliff Lake area. We are looking to buy a house in the 400-500K range, tx below 10.5K, excellent school sys (GreatSchools rating 8 or above). He is willing to commute a little if we can find a good school district that will likely maintain its rating and a house that would be resellable in 4-5 years. We are looking all along the GSP. Any thoughts on towns like Cranford, Ridgewood, Chatham, Ramsey, Ho Ho Kus, Oradell? Thank you

Why not Montvale or Woodcliff Lake itself?

Why are Cranford and Chatham on your list? I would stay on that side of 17, no need to go over to Ramsey or HHK. You would be surprised at how that can add to a commute

I would look at Montvale, Park Ridge, Hillsdale. Woodcliff Lake is probably too high for your budget. Washington Township could be a good one for your price point. Westwood is cute. I don't know about the Great Schools ratings. Upper Saddle River but again your price point will be rough there. Parts of Mahwah could work too (the northeast corner)

If you are thinking you will resell in 4-5 years, I would also think about renting.
