I'm a female graduate student hoping to move to Hoboken within the next couple of months. I'm looking at renting a 2 BR/2 BA or a 2BR/1 BA apartment. My budget is in the range of $2300-2500. However, almost all the listings that I've seen on popular websites have been listed by real estate agents. Using a realtor would mean that I would have to pay a one month broker fee, which is something that would be difficult for me. Any suggestions on how I can find a decent rental in Hoboken without having to use a realtor?

I thought that the owner of the apartment being rented paid the realtor fee.
That was the case when we rented through a realtor (not in Hoboken though.)
Call one or more of the realtors and ask who pays the broker fee to be certain of the correct info.
Your budget is a bit low for a 2 bedroom, but there are always deals to be had so I encourage you to look! Check Craigslist. You can also join a few FB groups and post what you are looking for--there's a Hoboken Mommies group that has a surprising amount of rentals listed by private owners. So you could request to join a few of those groups and post there for leads. Specify that you are not looking to pay a broker's fee.

Depends on the market. When the rental market is hot, the renter pays the fee. When the market is softer, landlords will often pay it just to get the place rented.
To the OP, I agree with Annakin, the budget is low, so keep your expectations low. Don't expect modern or luxury anything. You're going to be looking at older apartments far from PATH. Use Craigslist.

I looked up the "Moms in Hoboken" group on Facebook but it's restricted to moms so I was unable to post my request there. Also, since it's a closed group, I was unable to check out any potential listings on that page.
Plus, so far Craigslist has been "slim pickings".
So, if anyone on this website has any additional recommendations for finding a place in Hoboken listed by the owner (or one without a broker fee), that would be very much appreciated.

The convenience of being able to browse through listings online is one of the things you're paying for with a broker fee, so if you don't want to pay one, you'll probably have to do some legwork. Someone already suggested Craigslist, that's probably a good place to start. You can also look for "For Rent" signs in windows, but I honestly don't know if anyone does that anymore in a place like Hoboken.
If you're doing CL be prepared to pay on the spot. People will show apartments one after the other and whoever brings a check and signs the dotted line gets it.
Otherwise what you saw is true you will pay a realtor fee. It will probably be 1 month's rent, be prepared to pay that along with 1-2 months security deposit plus your first rent payment.
I used to live in Hoboken and I always used CL because I am cheap and don't want to pay a broker fee.
