Is there any site where I can get the latest information on what is happening in regards to the North Brunswick train station; and also what the 4-6 story building (with seemingly prefab components) behind the green turtle that has suddenly appeared in the past week is going to be? Residential, Office?

That would have to be the smallest Marriot Hotel ever built in NJ.
I'm not claiming that you are wrong, but if you compare the footprint of the building that is rising in the shadow of the Green Turtle (chain) restaurant, it would be REALLY tiny in comparison to virtually every other modern lodging location in NJ.

Compared to Princeton downtown (the ideal),
the new Plainsboro downtown (very nice, but small),
the newish Robbinsville center (very nice/walkable),
this new North Brunswick downtown is looking like the worst mashup possible -- Townhouses with rows that are closer together than anything in Brooklyn/Newark/Hoboken/Jersey City; Costco & Target taking up massive parking lots; probably no space for parking for the actual station if it ever shows up, Panera bread in the middle, a random hotel popping up behind a sports bar -- as opposed to the sports bar and panera being on the ground floor of the hotel..

The owner is simply parting out the land to whoever is willing to pay at the moment, instead of thinking big picture, nicely architected/organized city center -- which would of course also increase the owner's land value.

The high price of the condos located in those large, unattractive, closely-spaced boxes, is apparently based on the ease of accessing the proposed NJ Transit rail station. However, I can't get past the reality that those pricey condos will essentially be sandwiched between the RR tracks--with their accompanying train noise as well as noise from vehicular traffic in the adjacent commuter parking lots--and the adjoining Target parking lot--with its light pollution, as well as vehicular traffic, and that they will be adjacent to other commercial operations--and their parking lots--as well. I refer to those condo boxes as the Target condos.

Will there be "lot premiums" based on whether one's unit overlooks the Target parking lot, or the Costco parking lot, or the hotel's parking lot, or the NJ Transit parking lot? Which parking lot do you want to have a direct view of?

What price convenience... ?
