Hi All,

We are looking to buy a 4+BR and 3BA house in an area with a less than an hour of commute to NYC and a neighborhood that offers a lot of greenery. We have lived closer to the city from past 1 decade so would love to enjoy some yard space and landscape options. We don’t have kids so school district is not really an important criteria.

Our budget is capped around $1M - $1.1M.

I would highly appreciate your inputs/suggestions.

Tough with the <1 hr commute, but maybe not impossible. Info needed: commute to WHERE in NYC? That could make a difference.

A direct train to Penn Station would be an ideal commute. So anything around that line would be a preference.

And yes, you are right, it’s not easy to find a neighborhood that would fit in our budget.

Montclair (and surrounding Verona, West Orange) area might be a good option to look. There is a lively downtown, and you can certainly find a home in a green area. The train ride from Montclair to Penn Station is ~50 minutes.

Express train from Princeton Junction is a little over an hour into Penn Station. Take a look, you might find some older homes in that price range.

Why do you need "4 plus" bedrooms w/o kids?

I ask because you're limiting yourself with that budget and # of bedrooms. Plenty of great towns with very nice 3 bedrooms at $1m w/in an hour to the city.

thanks all for your great inputs.

I am open to 3BR as well. The priority is to have some yard space in the house - front/back. Probably that’s one of the biggest allure of living in a suburb.

We are looking at homes in West Orange, Florham Park, Livingston, Chatham, Montclair, and others. So we are in touch with realtors to find suitable options within the mentioned range. Maybe there will be more inventory closer to the months of May-June.
