Good morning everyone,

Yesterday I signed our lease on a 3 bedroom 1.5 bath in Fair Lawn. Its a brick Cape Cod with a 1 car within walking distance to the Radburn train station. The inside was just refinished and that includes new bathrooms, kitchen and refinished wood floors over the whole house up and down. Its about 1350 square feet + the basement. It also has a nice wood deck, off the back of the house, with a retracting canopy. They refurbished this house like I would have done it with new tile, sinks, toilets, tub, cabinets, counter tops (granite), and new appliances (fridge and dish washer).

It will be $2k a month. We were able to negotiate it down a few hundred dollars thanks to my realtor.

To summarize the up front costs

-1.5 months security deposit that will be in a special bank account
$3000
-Fee for the 2 realtors to split is one months rent
$2000
-First months rent
$2000

So it was $7000 to move it. Ouch.

interesting to know the details of what you can get for 2k in fair lawn.

I am a few towns over and my house does not seem quite as nice and is a 2 bedroom and I will need to figure out how to get more than that to cover mortgage, taxes and insurance.

never understood paying a realtor for a rental. What a waste of money.

I have used a realtor to help find a rental. But have never paid for it. In my experience it is usually the LL that pays the fee.

not sure i agree really

some places are only for rent by the realtor so you are paying the fee regardless

alot of times you will find places listed by realtor cheaper or nicer than places not.

Congratulations, you got a good deal, especially if the house is updated. I moved from Waldwick five years ago, similar style house (3BR, 1 full, 2 half baths, shared with roommates). It was a fairly small house, right next to Rt. 17, and definitely not updated. The rent was $2400 when I moved five years ago. Waldwick is a little more expensive and perhaps considered a little fancier than Fair Lawn , but they're not too far apart (Waldwick is a lot smaller though) . I'd think the typical 3/1.5 in Fair Lawn would go for around $2200-$2400, today, without a whole lot of updates, so ya dun good.

It's a nice town, you'll enjoy it!

Considering you were able to negotiate the rent down a little, I think 2K is reasonable for a whole house rental. Some areas Landlord pays the commission and some areas the Tenant pays. Sometimes it is shared. The main thing is that you have a place that you will be happy living in. Congratulations!!
