Cost of adding a floor with 3 Bed 2 bath (renting, lawyer)

To those in NJ who added a floor to their existing house for extra 3 or 2 bed 2 bath what was your all inclusive cost and when was the house originally built.
I added a level about 10 years ago on 1940's cape style house, cost about 150k total and did that added three bedrooms and 2 bathrooms. Had plans up by architect got permits and found a contractor, also part of first floor had to be redone due to moving stairs and removing first floor bedroom. Also new furnace was needed.
The only way I would do it again is if I had another house to live in while construction was going on, also your first floor walls will probably have some damage due to shaking of the house during construction. You would probably have to move out for at least part of the project.

Buy a different house. Seriously. Unless the location is in the absolutely perfect place just buy a different home.
Once you add in contingency and the costs of moving out and renting a place on top of the house it'll probably be less to sell your existing home and then buy a 3BR 2 BA elsewhere in town.
Assuming you don't have friends and/or relatives in the trades, I'd say about 1000 square feet with Hvac, hardwood flooring, nice bath fixtures and tile, new plumbing, custom closet in master, electrical including fixtures, redo stairs, outdoor siding (whole house?) Windows, new roof of course architect plans and as project manager hmmm 200-250k in my Bergen county neighborhood. Does not include lawyer for building variance or temporary rental.
Expect property taxes to increase accordingly.
Please come back and tell us your bids- then add 25-30%. A local architect should be able to give you a good ballpark estimate.

Basically your house will be a construction site, not for the faint of heart as it may cause serious stress. I not do unless you need the space and you love the location.
