What do you guys think of the list NYMag made in 2010 of the best neighborhoods to live in by 2014?

MIDWOOD
MANHATTAN BEACH

And many more NY neighborhoods

WHY?
No "hip" factor... Get with the program man... Btw, Bushwick should get the award for most appearances on best potential investments list... This Bushwick is the next Williamsburg/Park Slope/LES has been going on for well over 10 years now...

Like anything original ever comes from most real estate enthusiasts. The only atypical mention was Flushing; otherwise it's neighborhoods that are going through gentrification or have long been known as trendy and pricy neighborhoods. On to the next real estate article...

Then the magazine ought to say BEST NYC HIP OR SNOB NEIGHBORHOODS TO LIVE IN 2014

2014? Didn't we just start 2013? The guys who write that article, they are using drugs?

Or maybe those guys ought to GET HIP and start a new hot neighborhood

Maybe the best neighborhood for me is Morris Park, maybe the best neighborhood for me is Midwood?

How do I know that if I use THERE limited test?

You know, if it's in the Real Estate section of the Times, it MUST be true, especially if its written by people selling real estate. Why would a broker or his agency lie about the desirability of a particular neighborhood?

Of those in the article, only Prospect Heights and West Harlem, in my opinion, are really going to be truly trendy (Prospect Heights is still in the burgeoning stage), and yes, I'm factoring in Bushwick. They're sort of the last places within reasonable distance to Manhattan, beautiful architecture that will attract investment and refurbishment and proximity to other areas on the upswing. Some of them, like the Financial District and West Chelsea/Midtown West have already happened or are at saturation already.

Flushing is definitely on the precipice of being uber hip. By 2016 it will be the new Williamsburg.
