Shingle roof replacement estimate for 800 sq ft home in NYC area (how much, homes)

Anyone have any idea how much it costs to replace a roof for an 800 sq ft home in this area? I'm counting the cost of replacing the plywood or wallboard ceiling below the leaky roof as part of the repair.

From my own experience I would say from a reputable licensed and insured roofer anywhere from 6-8k (upper range should use all premium materials) assuming nothing complicated and just the roof and no extra work (i.e. no wrapping the trim, and etc.). Also I'm assuming that you have 800sq ft per floor and it's a detached home since attach homes have flat roofs mostly. That should include removing all the old shingles along with garbage disposal. New roof should be GAF lifetime or an equivalent 6 step roofing system. Do not use any roofer that can't explain to what that is. They should also tell you that a drip edge will be included which isn't part of the 6 step roof system. As for the wood replacement it's not standard to remove the old wood underneath unless it's needed. Contractors I've dealt with prior typically include up to one full sheet of plywood as part of the price. So they'll remove up to 32 square feet of bad wood from your roof. Anymore needs to be negotiated prior.
