-Have no desire to live in Manhattan or Brooklyn
-have $40K in bank
-Will be self-employed and (after a year) attend college
-Have no desire to put up with the apartment guarantee process
-Perfect credit
-Would rather avoid having a roommate
-My previous proof of income was while working as an english teacher in Shanghai. And I am USA citizen BTW.
-Would like to find apartment in Queens or NJ within 45min train ride distance of mid-town Manhattan for $1100
-Looking for somewhere where I can get a 6 months lease contract and prepay entire amount.

The OP is trolling. Nobody could be so dumb as to rent a place with no income and no acceptance letter from a college.

Maybe by self employed they mean prostitution or drug dealer. Lol

So the answer is easier if you are going to start college right away.

I guess I will leave out the part about being self-employed on any rental application while a student.
No, the self-employment is not prostitution or dealing drugs. I lack that level of sophistication.
Airbnb or similar until I get acceptance letter from college then start looking for apartment in Queens or NJ.
