I don't get it
Most New Yorkers and others assume the wealthy all live on the UES, and to an lesser extent Sutton and Beekman Place. This largely is not true any longer.
For about a decade or so now center of money is moving downtown south of 23rd or even 14th Street.
First salvo was West Village and Greenwich Village. This has expanded to include large swaths of Chelsea and moving on down south to Tribeca, Soho and the FiDi district.
Yes, many still do live (or want to ) on Fifth, Park or Madison avenues, and or any where from Fifth to about Lexington or Third on UES. But increasingly money, especially younger money wants to live down town.
Just look at how fast and for how much money those apartments at former Saint Vincent's hospital sold. Jeff Bezos who has more money than God and could live anywhere on UES chose those Greenwich Lane apartments.

Listen, maybe people in Westchester think that but in NYC everybody knows Tribeca is where a 10K/month loft is considered 'cheap'. Everybody knows this is where people like DeNiro and other celebrities have their places and you can't touch the real estate unless you have a small fortune
I would have guessed Chelsea, but Tribeca would have been my top 10.
There is money in Chelsea no doubt, especially on or around the High Line. But you still have a good amount of the old poor, working and middle class Chelsea still down there. There are two major NYCHA projects, Penn South, a good supply of SROs/supportive housing, RS/RC housing and so on.
Even the gays were never able to completely gentrify Chelsea.
