This year our landlord raised our rent 2.5% for a one year renewal. Rents seem to be going up a bit. I'm not sure why considering the economy still isn't so great here.

If you don't mind sharing, what did your Manhattan landlord ask for your lease renewal this year?

I am speculating here. Even though the real estate market is still not in great shape, energy costs have increased which may be why your landlord raised your rent and can get away with it.
