Hi !!!

I am an international student. I have a 1 year contract up to August but i can not afford to pay any more. I want to quit but i do not know how to do it (send a letter with 30 days in advance?). My landlord told me that i have to pay until august every month. I gave a 1200 security deposit.
In my country if you send a letter with 30 days in advance and you pay your rent regurlarly she should give me back my security deposit. Here she will not give it to me back and i must pay her on time , monthly, until the end of the lease.

Can someone help me???

Where are you located? If you are in NYC, you should post this on the NYC forum instead of NY State forum as I think the answer depends on your location.

You have a lease until August. You are obligated to pay the rent until then. On the other hand, the landlord granted YOU the exclusive right to live in that apartment and not kick you out to rent to someone else until August, protecting you. Check if you have an excape clause or if you can sub-let to someone else. If you are current with the rent, ask the landlord if you can buy out the rest of the lease.

In nys /nyc if you give your landlord a 30days notice by right his has to honor it. Go to housing court in your county and explain your situation. The judge would rather see a tenant being honest on not being able to pay their rent then going in debt.
