... What would you do with it and why? This has come up in conversation recently so I thought I'd throw it out there for discussion.

Totally hypothetical question. Where would you spend your $300k? Ashburn townhouse? McLean condo? Old Reston town home? Others?

Arlington condo with nice amenities for singles, near a Metro stop.

With a few exceptions, I think those have hit their peak already.

I would buy an older condo in Falls Church or in Arlington just off Columbia Pike. Or perhaps one of the SFHs near Mark Center, just SW of Seminary Road (Echols, Colfax, Dawes, Rosser--that area in there, with huge lots).

What I would really like is an old farmhouse in rural VA or rural MD. But that would require a major career change for the wife and me (because no way would we commute that far).

$300K wouldn't go much further than a nicer 1BR condo in most places unless one's definition of NOVA expands as far as Fredericksburg or Winchester... or maybe if one has discovered a short sale/foreclosure that can be flipped for little work and lots of profit.

That said, I'd find the "best" condo unit available that was adjacent to a Metro or VRE station.

I'd invest it in something other than real estate.
