It's hovering around the 5.6% - 5.8% mark these days! How low do you think it will go?
  • For a two hour period on one fateful day in January, the rate fell to 5% and we managed to lock our loan in those two hours!! Did we do well or is the rate going to fall even more?
  • Those of you who were savvy enough to lock in your rate during the golden days, what's the lowest rate you saw for the 30 yr fixed mortgage?

How do you get real time views of rates? I'm curious to know if there is a site out there.

I'm guessing that they won't go much lower than they currently are. These proposed bailouts on current mortgages to prevent forclosures now will simply be passed on to people that did nothing wrong that are trying to get mortgages now......

It's infuriating...

I've seen that Compare Mortgage Rates | CD Rates | Home Equity Loans Mortgages Quotes Best Rate Calculator Bankrate.com has a ticker thats shows what the current rates are. CNN Money also shows this info but I think they get it from bankrate.com as well.

It is basically impossible to get rates off some ticker or the internet as there are too many variables (credit score, down payment/LTV, loan purpose, occupancy, property type, points, closing costs, escrowing, doc type....).

The only thing those sites/tickers are good for is market direction.

Relative to the 10 year Treasury yield, they will not be as low as they should be. There are now many more risks involved with lending. I did notice Countrywide Bank offering 15 and 20 year, callable, CDs at 5.5% and 5.75%. Let's assume that Countrywide Financial will be loaning it out at higher rates.
